1. What is covered
in a Home Inspection?
Every accessible part of a home… roof, exterior, interior,
structure, plumbing, heating, cooling, and electrical systems
are all examined; as well as insulation and ventilation, lot
grading
and basement dampness, etc., etc. Our objective is to provide
you with useful and relevant information about the home you are
about
to buy. You can trust our knowledge and experience, to provide
the information and peace of mind you're looking for.
2. What qualifications
do you have to be a home inspector?
Our firms' inspector comes from with an extensive background
with over 30 years in construction. He is a journeyman carpenter,
and has many years of experience in the building industry. Our
inspector has completed the CAHPI level 1 and 2 certifications
and has
committed
to continuing
education,
seminars,
and courses
to keep up to date with the ever changing products in the building
industry.
3. Can I go along
on the inspection and how long does it take?
Absolutely, yes. You are encouraged to attend the inspection. It
will be like an individual seminar for you. You will spend 2
to 3 hours with your inspector in an interactive process during
which you will learn the status of the mechanical, structural
and finished components of your prospective new home. We'll address
any concerns you may have.
4. Do I get a
written report and when will it be ready?
Our reporting system, approved by CAHPI, allows
us to write the report on site, and give it to you right at the
end of the inspection.
5. Do you guarantee
your inspections?
In Canada, a home inspection is defined as "an opinion of
the present condition of the property, based on visual inspection
of the readily accessible features of the building/house." An
inspection is not a guarantee, warrantee or insurance policy. Without
dismantling a house or its systems, there are limitations. We can
substantially reduce your risk, but we cannot eliminate it, nor
do we assume it.
6. Do you have
errors and omissions insurance?
Yes, as should any professional service - especially those which
include provision of information or advice, which may impact
upon a major financial decision - such as a home purchase. All
registered home inspectors belonging to CAHPI are required to
carry professional errors and omissions insurance.
7. What is your
schedule and how much notice do you need?
Inspection appointments are arranged of the phone and can be performed
7 days a week, excepting some statutory
holidays and
during
severe weather conditions. We can usually accommodate next
day requests and sometimes, even same-day requests… although
the sooner you call, the better assured you will be of obtaining
an appointment at the preferred time of day. Call us at (250) 598-9271
for appointment time availability.
8. Do you belong
to a professional home inspector' association? What is their
contact information?
Yes, we belong to the Canadian Association of Home and Property
Inspectors (CAHPI). Please feel free to visit their web site
for more information.
